We have set designs for our modular buildings but certain aspects can be customised to your preferences from our set range.

These customisations are limited to: cladding type, interior paint, exterior paint, flooring and fitting colours.

You are welcome to take advantage of our optional upgrades. See our specifications for further info.

*Please note, Koltm Modular are not bespoke home builders. We have a set range of designs that can be adjusted to include upgrades of your choice as well as colour preferences but we do not offer significant changes to our set range.

We currently do not have any show homes at this stage - this is in the works! We can however, offer viewings with our friendly team at our sites in Rotorua, NZ or Papakura, Auckland; subject to availability. Just reach out to book an appointment between Monday - Friday.

Under the NZ building code, consent for cabins sized below 30sqm is not required. However, any unit that requires onsite services (kitchen/bathroom) or is above 30sqm, Consent is needed.

All Koltm Modular cabins above 30sqm (or with onsite services installed) come with Factory Building Consent and a Code of Compliance certificate. However, Building Consent is also required from the local Council in the region the building will be moved to. Please contact your local council for further consent guidelines for your specific cabin requirements.

Yes, our team of builders are licensed, experienced & ready to help you create your perfect modular build to a professional, high standard. Quality & attention to detail is key.

Our plans are also architecturally designed by our in-house designers & architects for maximum efficiency.

All Koltm Modular cabins are pre built in our Rotorua & Auckland yards and can be shipped North Island wide. Standard listed pricing does not include transportation costs. This is varies depending on your location. Get in touch for an accurate estimate!

For sites with restricted access to power and water, alternative options including biodiverse septic tank systems and solar power packages are available. However, we encourage our clients to source this themselves as it is usually be more cost-effective to go with your local supplier and installer. If you do go with off-grid solutions, we can happily install the electrical and plumbing to suit.

This is heavily dependant on the project scope. Please contact us so we can give you an accurate estimate based on our current build schedule.

Once your deposit is paid, the materials and your build spot are secured and your project will be put into the pipeline. We will then be able to give you a rough time frame for delivery.

Please also keep in mind your consents, site survey, Geotech report & any excavation needed as these need to be done prior to delivery otherwise will affect the project timeline.

Unfortunately we do not currently offer in-house finance. You are welcome to out-source this and we can then work with your lender on arrangements.

Alternatively, we can be flexible with payments if needed by breaking down the cost into stages. However full payment does need to be finalised prior to delivery of your cabin.

We offer blank cabins as well as complete homes with kitchen & bathroom included. Sizes of our cabins range from 14sqm to 90sqm! The smaller cabins are ideal for a sleep out, man cave, she shed, guesthouse, batch, granny flat, hobby room, commercial space etc.

Yes you can! All modular homes are built to order and you will have the opportunity to choose the flooring colour, interior colours, cladding style and fitting colours to customise your prefab home to your style! If you decide to add on a specific upgrades (like a stone bench top for example) there are multiple options to choose from for these too! Subject to availability.

A new build home (nz) can be a complex project but we are here to help you make this as streamlined as possible! Please keep in mind other costs that you need to consider on top of the project price. These include but are not limited to:

• Local compliance & consent submission (factory. building & resource consent)
• Transport
• Foundations/piles
• Project management fees
• Upgrades
• Site accessibility
• Site survey & Geotech if required

Koltm Modular contracts with freight movers and crane companies across New Zealand. Every project is unique and we work with providers that understand the delivery area well, thus providing overall cost benefits to the clients. The pre built home (nz) will be collected from our factory and transported via large truck. The cabin will then be craned onto the foundations and secured down by our team. Please ensure access is sufficient if you are expecting your cabin! Eg. no trees blocking the way.

Koltm Modular can provide project management for an additional fee and coordinate your foundations for you which you are welcome to take advantage of to save you time and effort.

We recommend looking into your local options yourself as this can sometimes be more cost-effective. Our standard foundations are NZS3604 piles. For our larger cabins, the ground conditions need to be assessed to determine which foundations are right for you. Check out this previous article of ours on this topic to help you!

Modular builds are significantly more carbon friendly than conventional builds. We use locally sourced, sustainable materials plus energy efficient fittings where possible. As our portable cabins NZ are factory built, this reduces waste, time & power compared to an onsite build.

 Yes! All of the transportable homes for sale (nz) come with a Code of Compliance Certificate.

Yes, 100%. This is a non-negotiable. Every transportable home (nz) is complaint with New Zealand healthy homes standard and built to high quality design, exceeding NZ build standards.

Yes. Although, due to transportation risk, we cannot install the actual heat pump unit for you. We can however, install the wiring and fixtures so once the cabin is delivered, you or your contractor can immediately install your (self purchased) heat pump!

Significantly! Keeping in mind you do need to have the land space already organised. Once you have this, the amount you will spend on placing a home on the land by using a modular home manufacturer is a lot less than the cost of a conventional, on-site build. You will save an insane amount of time too.
